Case Study 1: Property Development Finance

You will learn how to develop relationships and consult with Property Developers and Builders in your local area. In the current climate your skills will be vital in helping such clients to locate and agree funding for both new build and refurbishment projects.

Steven R is an established builder in North Yorkshire who approached us for funding support having been let down by his existing lending partners who were experiencing cash flow difficulties. Our client had a need to borrow £1.3 million to purchase and develop a prime city centre site with full PP for conversion in to 10 separate units.

The ’ in principle’ funding offer we secured with two working days totalled circa 85% of the total cash needed for the project and fell within the lending parameters of one of our major merchant bank lending partners. On behalf of our client we fully managed the underwriting and loan packaging process and organised the necessary site surveys and valuations. All the necessary reports returned satisfactory and legal due diligence was completed promptly ensuring the loan was fully approved and completed within 4 weeks. Commission earnings to the Consultant for such a deal would typically be £7,000

Case Study 2: Commercial Mortgage – Hotel Purchase

We work closely with a number of specialist mortgage providers in the ‘leisure’ sector funding freehold hotels, pubs and bars. In addition the bricks and mortar costs we can provide funding against the good will and fixtures and fittings associated with the trading business.

In June this year Richard C contacted us with a mortgage requirement to fund the purchase of an established and profitable town centre hotel in Bridport in Dorset. Our expertise in Commercial Mortgage funding allowed us to quickly evaluate and package the opportunity to an established underwriter partner and had a site meeting organised within the week. The business valuation was quickly organised by our team and this returned satisfactorily allowing a £700,000 loan to be secured and drawn within 6 weeks. Case Study 3: Residential Homeowner – 2nd Charge Secured Loan

The UK’s 2nd charge loan market is a major source of business opportunity as the number of principle mortgage deals available has reduced over recent months. We have direct access to a panel of ten 2nd charge lenders all still keen to lend to up to 90% loan to value.

Mr and Mrs Stevens called us recently requiring a loan of £30,000 to be used for some refurbishments to their home, a new car and cash for their daughters wedding planned later in the year. Submitted and approved within 24 hours the loan was completed within 3 weeks earning over £1100 in commission for our Consultant.

Many investors and Professional Landlord’s are seeking to expand their property portfolio and take advantage of significant property bargains available in the UK market at the moment. Bridging Finance is an ideal way to acquire residential and commercial property as the loan can be made against the actual value rather than purchase price.

Mr Uppal is a property investor in the Midlands who uses our facilities to acquire investment properties at ‘ below market value’. His strategy following minor refurbishment is to re-finance to 85% on a buy to let mortgage and hold the property in a rental portfolio at a yield of circa 9% per annum. Handling both the bridge and mortgage re-finance on a typical £150,000 property value will net commission to the Consultant of circa £1500 per property.
