How much can you borrow?

In general we can provide finance up to 75% of the site acquisition ( or current value if the site is already owned ) and up to 100% of the development costs which are drawn down at pre-agreed project stages. As a general principle, the level of funding available will increase the greater the profitability of the project. For profitable projects undertaken by experienced developers we can also arrange finance up to 100% of the entire project costs including site purchase, development, professional fees and rolled interest. Total funding including interest costs and allowable fees is generally limited to a maximum of 70% of the GDV of the project.

In all cases it is necessary for the Gross Developed Value (GDV) and all development and construction costs to be independently assessed prior to the loan facility being formally approved. An acceptable exit strategy such as sale or re-finance of the property will need to be demonstrated, a full mortgage service can also be provided to effect a re-finance if necessary.
